 ABOUT THE STRATEGY

The Victorian Government is planning for the future prosperity of the State.
A new metropolitan planning strategy will be prepared, including links with growth plans
for regional Victoria.

The metropolitan planning strategy will ensure the valued aspects of Melbourne are
protected while allowing for future needs, including housing choice, transport
accessibility, economic growth, environmental protection, infrastructure,
community facilities and services to support our growing and changing city.

RED GREENS SQUEEZE HAS STARTED, BUT BLUE GREENS NOT HELPING US EITHER. ... An article in last months Lilydale Leader [18th July 2012 ] almost went unnoticed and few people made any mention or realised the seriousness of what happened to FIONA and Craig Mitchell of Belgrave and shows what does happen when the lazy State Government listerns to Council Planners and the Greens getting together to protect the environment but in so doing they are also destroying ratepayers private wealth.

FIONA and Craig Mitchell's Belgrave home is now uninsured because their long time insurers, Australian Unity underwriters have withdrawn from providing insurance in Belgrave, Sassafras, Olinda and Monbulk due to the high fire risk of these heavily wooded areas and the bushfire risk was too great to cover them. The insurance company said an independent study [commissioned and based on Council research I bet] showed 80 per cent of Belgrave was a high fire risk, and it would not be renewing anyone's insurance policy in the area.

Few people may realise the serious consequential disavantages to all Yarra Ranges ratepayers but more particularly to homes and businesses in those non-insurable suburbs and the costs of conducting any businesses in those areas, when banks refuse to lend money unless they can get any form of insurance and this withdrawal of funds must result in substantial property price declines and substantial premium increases offered by the few insurers who may still offer insurance. Property price drops will result in banks calling for a reduction of overdrafts and housing finance contracts causing a great deal of grief for many families in those areas.

Many businesses will need to pay an average but maybe higher General Fire, Contents & Public Liability insurance of about $100pw [ 50% of which are State charges] and this may result in a long painful demise of many varied businesses, some closing sooner; others taking longer to close. Property price falls will decrease the Yarra Ranges rateable collections for those areas and increase the rate in the $ for all other Yarra Ranges ratepayers. Everyone gets squeezed thanks to the Red & Blue GREENS.

The insurance industry can least afford to take notice of politicians of any persuasion. They are alert to peer reviewed scientific research globally - their ability to survive depends upon reality, not spin. Michael Matthews’ support for this pathetic attempt at Greens bashing displays his ignorance.

If Lorraine Leach is suggesting I have anything to do with Michael Matthews, she is totally wrong, and I have yet to hear what his opinions are on a whole range of issues although I was unable to attend to his invitation last month. I dont know how old Lorraine is, but Green Wedge Zoned land is the cheapest farming land available in the Melbourne Metropolitan Area because it was locked up by the Hamer Liberal Greenies during the 1970's and continues to be controlled and locked by the Red [Commo]& Blue [Liberal Party] Greenies in Victoria. There was no Greens movement in the 1970's as we know it today and it could be said that Rupert Hamer was the Father of the Modern Greenie as he was responsible for the movement taking off and becoming the loonie left it is today. Even the Labor Party dont want anything to do with them. When I refer to the Blue Greens I refer to the left- over Liberal Party Greenies who dispossessed the land rights of the many GWZ land owners for over 40 years now. The dearest green grass growing penalty where it has been illegal to be used as Agriculture without a permit? Illegal to have more than 5 animals without a permit. Illegal to sell produce OFF the Property without a permit which luckily this may change with the proposed new Planning Rules.

This has resulted in some of these properties being literally situated next door to land selling for 40 times more per M2 than the GWZ Land. Obviously the difference are development costs such as road and other infrustructure costs etc, but the land is still much cheaper than IMO it should sell for in view of their very location in close proximity to 4,000,000 customers and is very suitable for the formation of new eco farming communities which I am also promoting. The Victorian State government is finally proposing to change some of the prohibited uses such as Agriculture and selling produce off the property and if these minor improvements are legislated by next year.... then some GWZ land will be very suitable for more eco farming and luckily the Planning GODS & Greenies who still control the Liberal Party agree with these changes.

The Labor party have always been smarter than the Liberals in making sure that the release of GWZ land for new housing was always to benefit and to protect their Labor Party held Seats and thats info I heard said by a Labor strategist when I scrutineered some years ago.

The facts are that the Greens are still wanting illegals to keep coming in without proper visa, they dont want multi storey apartment developments in Melbourne's leafy east and they dont want Coldstream and other GWZ areas to be opened up for housing consequently pushing up prices of other available residential prices. I can only conclude that either most of the Greenie policies are illogical or they are being paid by other wealthier developers to continue to keep GWZ land locked up for another generation. I'd like to know how many Greenies live in subsidised government housing and how many own their own GWZ land? Then we might understand why I call the loony left Greenies ..the Commo Party coloured Green.

Now as far as the Global Warming debate is concerned the statistics are microscopically too low with just 224 years recorded out of 40,000 years this continent history appears to go back and the indigenous never kept reliable records that suggested human behaviour caused the big dry in Australia during the last 40,000 years. We will never know but there could have very likely been 2000 year droughts in Australia well before the industrial revolution and could explain why there were so few natives living on this continent in 1788 compared to in China which may have had a 100 Million or more.

Yes we do notice that we can now grow watermelons in Yarra Glen which was unthinkable 20 years ago but if the Federal Government were serious about global warming they would permit farmers & GWZ landowners to sell up and move to other locations without any Capital Gains implications when wanting to sell their land to move to another climate or homeowners and investors away from rising seas. Capital Gains tax is a tax on inflation and a death duty by another name and should be abolished anyway to allow farmers and other people to move around more freely.

We now need to pay an extra tax on carbon but farmers cant get any offset for the Oxygen our trees and grass produce from the Carbon Dioxide the plants consume as a part of natural life cycle.

This new tax is achieving what the Greens wanted it to achieve and is shifting heavy industry into Asian countries where wages are just $1.50 per hour. Bluescope Steel have sacked 1000 men this year and now done deals with the Japanese to expand steel production in Asian nations so the pollution and the jobs will be shifted to the cheaper not so silly Asian countries..compliments of the Red Greens who controlled the Labor Party until recently.

The Greens dont want logging, so more people are losing their jobs quite apart from the financial stress these families are going through. How many people do the Greens think can live in mud huts to save trees in Australia for the next bushfire or do they care that we can import rainforest timber for housing from Indonesia or Sth America.

Do the Greens care or know that the Chinese can import and produce timber homes cheaper than Australians can log and build them and that many homes are exported to the USA every year from Indonesian Timber.

When will the voting public wake up from their slumber that we are doing our own citizens out of a livelyhood but not saving any trees or any pollution? We are just moving it around to Asian nations who then are using our import funds to buy our cheap farmlands. Who are the smartest of us all? Not our politicians I say, or are too comfortable in their airconditioned Parliament Houses and not our voters who are too busy with Red and Green Tape to have the time and energy be more pro-active. WAKE UP AUSTRALIA.

Oooops, I forgot to mention its also illegal to take in boarders or fruit pickers on GWZ land according to the Yarra Ranges Council interptetation of State Planning Laws & Building Code of Australia? How silly is that? They say one would need a new building & occupancy permit because they say a bedroom is regarded as a Sole Occupancy Unit and IMO the silly current Planning laws also state that when the 4th person moves into a Residential Zoned house it is deemed to be a Rooming House if they are not a related family which also needs a permit from a local council and that Real Estate Agents are required to act as unregistered spies and DOB IN and report any house which they suspect has broken such rules.

My question to the current Liberal Party MP'S and to the politically aligned Council Candidates is what is their opinion to such ridiculous controlling regulations introduced by the previous Labor Party government and what and when are the current Liberal Party going to do anything about repealing such Red and Green taped regulations??

Leaving them continue will only mean the the claimed to be a "free enterprise & pro business" Liberal Party agrees with these socialistic policies. Silence is Acceptance. All for today...and good to see the readership has jumped today.
